Everyone knows first impressions count...

Dress your property to WOW potential buyers.

Even in a "hot" market, some homes sell faster than others.  There are steps you can take to help showcase your home and attract the most number of buyers possible.  You want to portray the property in the best light.

DO declutter and depersonalise; buyers want to imagine themselves living in the home.
DON'T rely on a buyers vision; dozens of open homes can exhaust one's imagination.
DO keep a relaxed and realistic feel; buyers want a house to feel like a home.
DON'T show an empty property; vacant rooms don't make for good marketing photography.  You want to entice people to visit!
DO think of the season you are selling in.  Lighter/brighter colours in the summer and in winter create a bit more luxury with layers of throws and cushions in lovely rich colours.
DON'T forget to clean.  Have the floors/carpets professionally cleaned, clean the windows, scrub the bathrooms and kitchen until they are spick and span. Make any necessary minor repairs to the home.   Make your home move-in ready!

And if you need assistance please let us know.

Debunking The Winter Myth

25/5/2016

We've said it once, we'll say it again; Winter is a great season to sell your property, you just need to be savvy about it.

The same number of people want to buy a home but there tends to be fewer options for them to consider. The biggest difference between the Summer and Winter markets is the number of sunshine hours. By dressing your property, the cosy "at home" feel is present no matter the weather outside.

So if you, or someone you know, is "umm-ing" and "ahhh-ing" about putting their house on the market in Winter, go for it! We can help with the rest.

Make Winter Work For You

It's a common misconception that Spring/Summer is the best time of year to sell your property.  We've even heard people holding off putting their home on in the market in Winter because they believe this to be true.

We've looked into it and can safely say that this myth has been busted!  Think about it, the same number of people are out there looking for somewhere to buy but there are fewer properties for them to look at.

If your home is warm and dry, and in a good area, chances are that it will sell faster and for a better price if you put it on the market in the Autumn/Winter months. That being said, this is a pretty crazy property market we're experiencing so that would probably happen no matter the time of year.

Our advice is not to wait for the warmer months, get your house on the market and ask us to get it looking fabulous!

Until next time...

Sometimes More Is Just More

You're about to put your house on the market.  You've gone all out with a paintbrush and the place looks great, but don't forget the little things... literally.

It's important to remember, yet oh-so-easy to forget, that your house needs to look as spacious and uncluttered as possible; you want potential buyers to see the house for what it is, not be distracted by your beautiful wedding photos or the plaster moulds of your firstborn's feet.  You want the buyers to imagine themselves living there.

It could be just a case of packing away little knick knacks into boxes, or putting that extra ottoman into storage.  Some of us find it easy to look at their possessions objectively and know instinctively what might detract from the home itself, but if you need some friendly advice you know who to call *wink wink*.

Until next time...
